A City issued Flood Permit is required for most projects constructing or improving within FEMA defined Special Flood Hazard Areas (SFHA).
This floodplain use permit is used by City staff to track and regulate development within the floodplain as required by the National Flood Insurance Program.
It should be noted that almost all development related changes in the SFHA will require a Flood permit.
Staff will assist the applicant with FEMA floodplain compliance for projects proposing to construct inside the SFHA.
Applicants proposing to build or improve in the SFHA should familiarize themselves with City Ordinance No. 5059-1599.
The degree of flood protection required by the ordinance is considered reasonable for regulatory purposes and is based on engineering considerations.
The ordinance does not imply that land outside the SFHA or uses permitted within such areas will be free from flooding or flood damage.
Issuance of the Flood permit does not supersede or eliminate the need for other applicable Local, State, and Federal requirements, such as protective covenants, zoning ordinance provisions, building code requirements, Corps of Engineers 404 Permits, or Arizona Department of Environmental Quality (ADEQ) 401 Certification.
